We are looking for an experienced block manager to fit into our small team based in Bromley. Candidates must have strong customer service skills with the ability to run a number of projects concurrently. You must have good communication skills and a professional work ethic and the ability to read and explain documents including leases to clients. Knowledge of Propman a bonus but full training will be given but would expect good computer skills including Microsoft Word and Excel.
Your main responsibilities would be
• Respond to communications from Directors/Lessees
• Instruct all Necessary works/repairs and arrange with contractor
• Back checking work that has been carried out
• Carry out periodic property visits
• Obtain multiple quotes
• Attend meetings with contractors/directors on site
• Working with accounts dept. to produce annual service charge budgets
• Explain and obtain approval of clients for service charge and other accounts
• Monitor expenditure against budget
• Draw up long term maintenance plan
• Supervise major works to property
• Asbestos, Fire Risk Assessments and General Risk Assessments
• To attend some evening meetings as required
• Dealing with insurance renewals and claims
• Other ad-hoc duties as required
