POST: Full-time Commercial Property Manager RESPONSIBLE TO: Asset Manager LOCATION: Dunfermline with regular travel to Edinburgh, East Lothian, Glasgow and Blairgowrie and other sites in the future SALARY: FTE £30,000 pa, 10% car allowance and 11% non-contributory pension contribution to company scheme HOURS: 35 hours per week (part time and flexible working can be considered) 1. Background Lar Group includes Lar Housing Trust - a charity set up to buy/build homes across Scotland for long-term rent at mid-market rent, Lar Property Management Community Interest Company (CIC) - responsible for letting, management and maintenance of Lar’s units, portfolio of commercial units and factoring of a number of private developments, and Lar Projects Limited - responsible for development of units for Lar and others. All profits generated by CIC and Projects go towards Lar’s charitable purpose of providing affordable mid market rent housing across Scotland and CIC commercial work is to assist in the creation of vibrant and well-looked-after communities. Since its creation in 2018, CIC has acquired commercial property portfolio consisting of a 14 office suite building in Dunfermline, a retail unit in Blairgowrie, and a three retail unit complex in East Lothian. CIC is also the factor of a large private development in Edinburgh made up of 165 residential units and three commercial units where it also provides a daily stair cleaning service. In addition, CIC manages a number of exiting building in under development by Projects and provides a twice weekly turnover cleaning service to one short term let property leased out to Edinburgh Social and Healthcare Partnership. CIC is currently in the process of developing it approach to provision of hospitality and community facilities across two of Lar’s current development sites. This role is a new role to take on the responsibility for management and letting of commercial buildings, factoring and management and oversight of commercial cleaning services provided by CIC. This is role involves working closely with the Managing Director, Asset Manager, Property Managers and members of the maintenance team in the provision of a high-quality service to our commercial clients. 2. Role Working as part of an ambitious and friendly team, key duties will include:  Managing a diverse and growing portfolio of properties including building management; monthly inspections; letting; budgeting; rent and service charge collection; oversight of maintenance and compliance; and communications.  Providing a providing a high quality factoring service including weekly inspections; overseeing compliance, reactive repairs and planned maintenance to common areas of developments; budgeting; factoring charges collection; and communications.  Overseeing the delivery of commercial cleaning services including quality control; invoicing; and communications.  Working to a system of Key Performance Indicators to ensure a consistent level of quality inclusion internal and external reporting on all commercial activities.  Business development including being the main contact for, and building good relationships with all commercial clients; commissioning and handover of new developments; identifying and delivering new business opportunities.  All connected office and systems administration.  Other duties as reasonably required as part of the day-to-day activities of the team. 3. Person Specification The candidate will be a motivated individual who:  Has commercial property management experience in factoring / letting.  Can work independently to a high standard and take pride in the developments they are looking after.  Has good interpersonal and customer service skills.  Works well as part of a team, however self-motivated and able to manage own workload.  Can be flexible as the business needs require it.  Has a full, valid driving licence. 4.
