IRPM and ARMA issued their 2022 Wellbeing Survey in February, following another tough year for the sector. Property managers and support staff have had to deal with the problems associated with COVID and, in many cases, tackle the myriad of issues related to building safety in the blocks they manage.


Results at a glance:

The eye-opening responses revealed that property managers continue to face a range of complex and difficult challenges on a daily basis, many of which are impacting on their mental health. This year’s survey also included new questions which have enabled us to understand how factors such as regional location and years of experience impact on wellbeing.

Key findings from the 500+ respondents show that:

  • Property managers are happier than they were last year, but satisfaction with life is still 14% below the national average.
  • More than 25% feel their work is bad for their physical health - a slight improvement on last year’s survey - although 64% felt their mental health was at risk, which is a 7.5% increase on last year.
  • Pressure from home, family and social circumstances are all down, however financial pressures are up by 25%.
  • More than 90% of respondents reported being verbally abused while at work.
  • 60% of respondents told us their employer was taking positive action on health and wellbeing, and 70% reported adopting lifestyle changes.
  • Those involved in building safety issues continue to bear the brunt of pressure, with 30% of respondents involved in building safety issues believing that their health was at risk as a result.

Wellbeing Resources and Guidance

Once again, the survey has helped identify actions that can be implemented and highlighted the need for some larger measures that need to be reviewed on a greater scale within the industry. Based on results, we have included several resources within the report that will help equip workers with skills needed to build resilience and improve their wellbeing, including:
