The IRPM level 4 Member qualification builds on the knowledge gained in both the Foundation and Associate qualifications. Those successfully completing this qualification are invited to become Members of the Institute and to use the MIRPM designation.
Who is this qualification suitable for?
The IRPM level 4 Member qualification is available to Associate members who have already passed the Foundation and Associate exams and have three years’ current experience in the residential property management sector.
Timeframe
The duration of this qualification is based solely on the date candidates feel comfortable to sit the examination. Examinations are available twice a year in spring and autumn.
Successful candidates who pass the exam will be automatically invited to upgrade to the Associate membership level, which allows the MIRPM designation. Members can then progress in their studies and book their place for the level 4 MIRPM Member exam. As a guide, the total qualification time is approximately 150 hours.
Not an IRPM member? Candidates who are not already members of IRPM will need to join, to benefit their studies from IRPM’s essential bulletins, Technical Updates, IRPM LinkedIn Member Forum and Resource Hub and to agree to the IRPM Code of Conduct that sets professional standards for property professionals and employers.
The IRPM syllabus is structured into the following topics:

2 General property management
3 Accounting for service charges
4 Technical/building surveying
5 Affordable housing and mixed tenure management
6 Customer service
7 Personal skills, ethics and personal development
The scope of the syllabus recognises that candidates may have different specialisms. It is expected that candidates will be familiar with best practice and the requirements of codes of practice relevant to the sector.
Level 4 Member qualification study materials
The course material is based on the content of the online learning course studied for the Associate exam and on professional work experience. Candidates are expected to have at least three years’ relevant experience in the sector. More details are available on our learning hub.
The exam is set at a level equivalent to Level 4 on the Regulated Qualifications Framework. This is a two-and-a-half hour, written exam comprising 100 marks, and is available twice a year in spring and autumn. The pass mark is 60%.
Part 1 consists of a single compulsory question and carries a potential 40 marks. It presents a detailed problem or ‘crisis’ and candidates will be asked to respond to this problem from the perspective of their specialist area of expertise as well as being expected to understand the wider implications of block management.
Part 2 includes a choice of any three questions from a possible eight, each worth 20 marks, for a maximum total of 60 marks. Candidates must provide detailed answers on specialist areas covering service charge accounting, general property management, technical/building/surveying and affordable housing. Two questions will be set for each specialist area.

Workshops take place twice a year, approximately one month before the examination date.

The objective of the one-day workshop is to ensure that members sitting the exam are suitably prepared. On completion of the course, attendees will:

A laptop or desktop computer (you cannot use a smart phone or tablet)
Google Chrome browser installed on your computer and set as your default browser
Administrative rights to download plug-in software - you will receive registration instructions by email in advance of the exam. The email will contain a link requiring you to download a Google Chrome screen sharing extension. Your company IT policy may prevent you from downloading and you will need your IT team to install this for you.
Photo ID - passport, driving licence or other card with your name and photograph on it
A steady internet connection - a minimum upload speed of 1.5 megabytes per second is required. Connecting to the internet with an Ethernet cable is recommended over use of wifi
