A Voice For the Sector

The Property Institute engages with the Government and the property industry, allowing us to support our members through timely updates and specific guidance on the latest legislative changes and Government announcements.

This policy, public affairs and advocacy work is framed around TPI’s four key manifesto asks:

Introduce regulation of managing agents

This will mean leaseholders, private renters and social renters (in mixed-tenure buildings) will all benefit from higher and safer standards in the management of their buildings and communities.

Deliver transparency of information for leaseholders, complementary to any future leasehold reform

There must be better, clearer and easier to access information given to prospective purchasers of leasehold properties during the buying and selling process, and throughout their period of ownership, particularly regarding service charges. This will help ensure leaseholders know what to expect before they buy and can more easily challenge unexpected costs.

Enable blocks of flats to decarbonise to help achieve net zero

Leaseholders should be given choice and consistent transparency of information, to improve the energy efficiency of their home by giving them powers equivalent to those in a commonhold system to make improvements. This will help residents to keep energy costs low and also help residential multi-occupancy buildings move towards Net Zero.

Finish the job of fixing unsafe buildings

The building safety and cladding crisis is not over. Many buildings still need remediating to the new standards set by the Building Safety Regulator, and many leaseholders continue to suffer. Meanwhile, the new building safety regulatory regime is still in its infancy and implementation issues are plentiful.
